Investor advisory

Advice you can check.

Every unit we shortlist comes with a written view on what it should earn, what it should be worth, and how easily you could sell it.

How we assess a unit

Four questions, answered in writing.

Rental yield

Gross and net yield after service charges, based on DLD-registered rents nearby.

Capital growth

Recent transactions in the building and area, and the supply due over the next three years.

Liquidity

How quickly comparable units have resold, and at what discount to asking.

Developer record

Delivery history against promised handover dates on previous projects.

Golden Visa

Residency through property.

Owning property worth at least AED 2 million can qualify you and your family for a renewable 10-year UAE residence visa. Off-plan property can also qualify, subject to conditions. We check your case against the current rules before you buy.

Which fits your plan.

Off-plan

  • Lower entry price and staged payments
  • Best choice of units at launch
  • No rental income until handover
  • Handover dates can move

Ready

  • Rental income from day one
  • You see exactly what you buy
  • Full payment or mortgage at transfer
  • Less choice of new stock
